Primer Festival Cultural y Internacional en Mahahual, Costa Maya, Quintana Roo



Mientras que Nueva York está cubierta por un paquete de nieve, aquí en la península de Yucatán cada día hace más calor. El termómetro indico ya 80F esta mañana…

En Mahahual, un pequeno pueblo de pescadores ubicado en la Costa Maya en el sur de Quintana Roo, todo el mundo se está calentando por el primer festival cultural y internacional Mahahual Cruzando Fronteras que tendrá lugar en nuestras hermosas playas.
Del 18 de febrero hasta el 24 de febrero las calles y las playas de Mahahual serán el escenario  de música, danza, cine, teatro, documentales y mucho más. Durante este festival que celebra la herencia italiana y mexicana habrá más que 100 artistas mexicanos e italianos que participan en el festival;
el músico Vladimiro Cantaluppi, la editora Paula Chaurand, el escritor Paco Ignacio Taibo II, la ilustradora Chiara Carrer, el cinedocumentalista Luis Lupone, el escritor y traductor Pino Cacucci, el guionista y cineasta Guillermo Arriaga, el escritor Élmer Mendoza y la compañía Salt Imbanqui México, entre otros.

Como Mahahual se presenta cada vez más como un destino turístico ecológico, también habrá atención durante el festival para la preservación del medio ambiente y el turismo sostenible .. El sábado 23 de febrero un día de la limpieza de las playas de Mahahual está planificado. A causa de las corrientes oceánicas, procedentes de diferentes continentes diario bolsas de plástico, botellas, latas, etc llegan en las hermosas playas de Mahahual. Esto se ha convertido en un gran problema, poniendo en peligro la flora y fauna que forman parte del sistema ecológico frágil del arrecife, que se extiende delante de Costa Maya. Como el año pasado, Sustenta le ayudará a deshacerse de las toneladas de plástico flotando. Todo el mundo que quiera ayudar esta  bienvenido! Al final del día habrá un foro llamado " Mahahual Pueblo Ecoturístico".

Il Giorno dei Morti




Il Giorno dei Morti, in spagnolo Día de Muertos, è una forma particolare di festa dei defunti tipica della cultura messicana che si osserva anche nel sud-ovest degli Stati Uniti. La festività messicana è diventata patrimonio dell'umanità il 7 novembre 2003. Le celebrazioni hanno luogo dal 1 al 2 novembre, nello stesso momento in cui vengono celebrate le feste cristiane dell'Ognissanti e della Commemorazione dei defunti. I festeggiamenti possono durare molti giorni, riprendendo le tradizioni precolombiane che ne sono all'origine, prima che la festa venisse recuperata e adattata dalla Chiesa cattolica.
La festa viene celebrata con musica, bevande e cibi tradizionali dai colori vivi, combinati a numerose rappresentazioni caricaturali della morte. Per gli antichi mesoamericani la morte non aveva le connotazioni morali della religione cattolica, nella quale le idee di inferno e paradiso servono per punire o premiare. Al contrario, essi credevano che le rotte destinate alle anime dei morti fossero determinate dal tipo di trapasso che avevano avuto e non causate dal loro comportamento in vita. Le direzioni che potrebbero prendere i morti sono:
Il Tlalocan o paradiso di Tláloc, dio della pioggia. In questo luogo si dirigevano quelli che morivano in circostanze relazionate all'acqua: per annegamento, coloro che morivano per malattie come l'edema, la scabbia o le pustole, così come i bambini sacrificati al dio. Il Tlalocan era un posto di riposo e di abbondanza. Benché i morti fossero generalmente cremati, i predestinati a Tláloc erano sepolti, come i semi, per germinare.
L'Omeyocan, paradiso del sole, presieduto da Huitzilopochtli, il dio della guerra. In questo posto arrivavano solo i morti in combattimento, i prigionieri sacrificati e le donne che morivano durante il parto. Queste donne erano comparate ai guerrieri, poiché avevano simbolicamente compiuto una battaglia, e venivano seppellite nel patio del palazzo, affinché accompagnassero il sole dallo zenit al tramonto. Queste donne diventavano idealmente le compagne del sole. L'Omeyocan era un posto di godimento permanente, nel quale si festeggiava il sole accompagnati con musica, canti e balli. I morti che andavano all'Omeyocan, dopo quattro anni tornavano al mondo, convertiti in uccelli di piume multicolori.
Il Mictlán, era destinato alle morti naturali. Questo posto era abitato da Mictlantecuhtli e Mictacacíhuatl, signore e signora della morte. Era un posto cupo, senza finestre, dal quale era impossibile uscire. La strada per arrivare al Mictlán era tortuosa e difficile, poiché per arrivare a lui, le anime dovevano transitare in posti differenti per quattro anni. Dopo questo periodo di transizione, le anime arrivavano al Chicunamictlán, luogo dove riposavano. Un aiuto al superamento del percorso veniva offerto da un cane sepolto con il defunto, che avrebbe aiutato l'uomo ad attraversare un fiume fino ad arrivare davanti a Mictlantecuhtli. Il defunto portava in offerta al dio fagotti di fiaccole e canne di profumo, cotone, fili colorati e coperte. Chi arrivava al Mictlán riceveva in dono quattro frecce e quattro fiaccole legate con filo di cotone. I bambini morti arrivavano in un luogo speciale, chiamato Chichihuacuauhco, dove si trovava un albero dai cui rami gocciolava latte. I bambini sarebbero rimasti in questo luogo fino alla fine della razza umana, e successivamente rimandati sulla terra per ripopolarla.
I funerali precolombiani erano accompagnati da offerte che contenevano due tipi di oggetti: quelli che, in vita, erano stati utilizzati dal defunto e quelli che avrebbero potuto servirgli nel suo transito all'altro mondo. Per questo l'oggettistica funeraria era molto variegata: strumenti musicali di fango, ocarine, flauti e sonagli a forma di teschi, sculture che rappresentavano gli dei della morte, crani di diversi materiali (pietra) giada, vetro, bracieri, incensieri ed urne.
Le date in onore dei morti sono ed erano molto importanti, tanto che venivano dedicati loro due mesi. Durante il mese chiamato Tlaxochimaco, si portava a termine la celebrazione denominata Miccailhuitontli o Festa dei morti, attorno al 16 di Luglio. Questa festa iniziava quando si tagliava l'albero chiamato xócotl, gli veniva tolta la corteccia e adornato con fiori ed offerte.
Nel decimo mese del calendario azteco, si celebrava l'Ueymicailhuitl, o festa dei morti grandi. Questa celebrazione si portava a termine attorno al 5 di agosto, alla caduta dello xócotl. In questa festa si svolgevano processioni che si concludevano con ronde intorno all'albero. Al termine della festa si abbatteva il xócotl per concludere le celebrazione. Durante tutto l'evento venivano collocati altari per ricordare i morti, usanza tutt'ora attuale
Quando gli spagnoli arrivarono in america nel XVI secolo fusero i propri riti a quelli degli indigeni locali, dando luogo ad un sincretismo che mescolò tradizioni europee e precolombiane. Facendo coincidere il Giorno di tutti i Santi alla festa mesoamericana si creò il Giorno dei Morti.

Navigando per internet alla ricerca di novitá e tendenza, mi imbatto quasi per caso in un abito che mi ha fatto dire "WOW"... questa si che é una proposta nuova per le mie future spose!

Since the beginning of the sixties the peninsula of Yucatan has been living a constant and exceptional period of development and population growth. The first case was Cancun that from a small desert sand strip has become today a town with hundreds of luxurious hotels, resorts, shopping malls, golf clubs and so on. Afterwards, first Cozumel and then Playa del Carmen became autonomous towns and started investing in their development. Playa del Carmen, a clear example of extraordinary development, in 10 years, converted from a village of fishers to a town with almost 200,000 inhabitants and a strong presence of foreign and Mexican investors. Over the last years it was the town with the highest growth all over the world. On March 13th, 2008, the 11th Legislation approved the foundation of Tulum as ninth city of Quintana Roo, with a global surface of over 2,000 km2 including 29 districts for a total of 31,000 inhabitants. On April 1st, 2009 the transient municipal council was replaced by the newly elected government that will stay in office until April 2011. The new Plan of Development, destined to determine the parameters for the urban growth and environmental control of the area for the next 20 years, was created in concomitance with the construction of the municipality .Thanks to the political and administrative change the town could benefit from the financing of important infrastructural works. Among these there is the new international airport on the road leading from Tulum to Cobà which will be completed by the end of 2012 and will result in a further strong increase in the touristic flow to this region. The decision of a new airport became essential as the increasing number of visitors arriving at the airport of Cancun reached a saturation point. Besides the local transit, most tourists are from the USA, Canada, Argentina and Europe. The touristic flow here, like in the whole coast, is increasing on the average of 15% every year. Early in 2009 the road widening to 4 lanes of Carretera Federal n.307 from Cancun to Tulum has been completed and in the near future the creation of a fast train service to connect the two towns is forecasted. The town of Tulum is looking to create new urban infrastructures, such as roads, bridges, power plants, sewers, drinking water. Applications for residence, services and tourist-accommodating facilities are increasing and the Plan of Municipal Development forecasts to reach within 5 years 100,000 inhabitants from the current 10,000, for Tulum only.

HOW AND WHY TO INVEST IN MEXICO

Mexico is considered to be a country safe from the crisis of the American loans, as investments are made with self financing, and not with bank financing. Moreover, it is not exposed to any particular risks of political instability. The real estate development has started for few years and the opportunities of revaluation are high whereas taxes and maintenance costs are low. The touristic-accommodating activities have a yearly average occupational rate of 75% that makes those investments that generates yearly income from the touristic and commercial rent particularly interesting. In case of a sale taxes on the capital gain are on the average of 28%.

It is not necessary to go to Mexico to purchase a property. Through the Mexican consulates in the different countries it is possible to entrust a reliable person in Mexico with a power of attorney for the performance of the necessary operations for the purchase of a land.

Under the Mexican law, along the border and coast areas, the so-called “Zona Restringida” (restricted zone) non-resident foreigners are not allow to buy directly lands or properties. The purchase should be made by a company or a “Fideicomiso” (trust). The company can be newly established or, in alternative, an already established company with open bank accounts can be bought. “Fideicomiso” is a trust agreement by which the land or the estate become a property of a Mexican bank selected by the buyer, whereas all the rights (resale, inheritance, lease, annuity, etc.) go to the foreign buyer holder of Fideicomiso. The fiduciary agreement allows foreigners to own legally land properties and real estates in the restricted zone for a determined period of time, for example 50 years, and at the expiry date the contract with the bank should be renewed. The time required to establish a company or nominate a Fideicomiso is around 60 days.

Why invest in Xcalak? (areal view)

Xcalak part of what is known as "La Costa Maya", a rustic but beautiful part of the Mexican Caribbean. Xcalak is the most southern town in the state of Quintana Roo, very close by water from Belize. Xcalak has the look and feel of Mexico and Belize mixed together; where English is spoken fluently by many, but Spanish is still the predominant language. This is a great place for those who are seeking the remote, less refined areas of the Caribbean Coast, with all its natural beauty above and below the waterline.

Xcalak is one of the top saltwater fly fishing and bonefishing areas in the world, and a less traveled but much revered scuba diving destination as well. Scuba divers and snorkelers can enjoy diving on part of the world's second longest barrier reef, and when conditions are good, even take a boat ride to the Chinchorro Bank (a large coral atoll that lies offshore with a virtual graveyard of shipwrecks that have sunk over the centuries). The mangrove waterways of Bacalar Chico, just south of Xcalak between Mexico and Belize, are home to many varieties of birds and fish. Bird Island is a popular destination for bird watchers visiting this area, and anglers will seldom see any competion from others for coveted fish like permit, tarpon and bonefish.






 


You will find it hard to find phones, souvenir shops or dancing in this location. There is however an airport with a runway long enough for lear jets and small planes. Driving is the preferered method of transportation but fill up first before the long haul down here! Gas is available on a good day but there are no gas stations.
There aren't that many tourists around so do not surprise if people here are laid back, friendly and happy to see new faces. There actually exist some places that are known to provide comfortable lodging and offer adventures to the area's points of interest. Xcalak is a marvelous natural area, and to really enjoy it you have to get out on the Caribbean and do something. If you're not a fisherman, snorkeler or scuba diver, you might want to try a little kayaking. 

A bridge construction crossing the Lagoon project -which would greatly impact tourism towards that area- already exists in Chetumal, as Xcalak is today reachable only by car going around the lagoon up north towards Mahaual  (Carretera Federal Cancun-Chetumal), or by crossing the lagoon by boat. This gives to the project a great possibility of development in the near future.

Xcalak and the Project of the Cabañas 



The project's objective is to construct a Cabaña Beach Resort in Xcalak and start it up as a Hospitality business in 116 Hectareas with 450 linear meters of beachfront and white sandy beach.

The project will follow all ecological rules established in the area, using local construction materials. 

The operation is made in two phases:

The first phase is to find Funds to title the land.

Second phase is to construct the cabañas.

The juridical certainty to the investor: 

The operation is juridically backed up by experts in the field, and the Funds will be held in a Fideicomiso until property title documentation will be produced.

The investor will be able to choose the Trustee Company to deposit the requested amount (Stewart Title Escrew accounts or any Mexican Banks).

The documents The "Fideicomiso" will need to release the deposited amount are Land Title, Title certification by Authorities,  inscription on the Public Record of Ownership and Land Register in Cadastre.

Investor will become partner of 50% of the Land with Selem & Co - expert Company in Hospitality-. Nevertheless Investor will be able to option to run alone.

The first phase of the Project to title land will take about 4 months . In this lapse of time, interest which may generate by Fideicomiso, will be returned to the investor.

Total amount required to do the operation is minimum 500,000 usd$.

Playa del Carmen


Playa del Carmen e la riviera Maya hanno attirato migliaia di imprenditori, che qui vivono bene e sono in pieno fermento. 

Dieci anni fa era un villaggio di pescatori, con poche centinaia di residenti. Oggi Playa del Carmen, stato del Quintana Roo, nella penisola dello Yucatan, Messico, é una città ricca, multietnica, popolata da 250.000 abitanti. In pieno Boom. 

E' una delle località al mondo con maggior tasso di crescita demografica. E parla italiano. Spiagge, locali, negozietti, bar con terrazze all'aperto, ristoranti. 

La Quinta Avenida é il fulcro commerciale e l'attrattiva per milioni di turisti in cerca di animazione. Sono circa 180mila quelli che arrivano per le vacanze, su un totale di cinque milioni da tutto il mondo, in particolare dal Nord America. Ma per molti, Playa del Carmen (e la zona di costa della Riviera Maya) non é solo la meta di una vacanza a base di sole, mare, aragosta e tequila. E' il posto dove vivere, lavorare, fare impresa. 

Un luogo dove concretizzare il proprio sogno di indipendenza. Il desiderio di cambiare vita con un'attività solida e redditizia. Alcuni pionieri sono arrivati tanti anni fa. Altri sono arrivati in tempi più recenti e si sono fatti strada. Qualcuno ha avuto delle chances che in Italia sono speranze remote. Il Messico é la seconda economia dell'America Latina. E' un Paese stabile, da un punto di vista politico e macroeconomico, con una palese volontà governativa di attrazione degli investimenti stranieri. Per il Quintana Roo e la Riviera Maya si parla addirittura di crescita sostenuta, a detta di quelli che ci vivono e lavorano con profitto. E l'andamento positivo dell'economia locale, la nascita di imprese, lo sviluppo turistico, edilizio, abitativo della zona sono evidenti. Il costo di un terreno varia dai 100 ai 1.000 dollari al mq, a seconda dell aposizione e della vicinanza al mare. I costi della costruzione oscillano tra 400 e 1.000 dollari al mq. I conti, in questo settore, qui si fanno in dollari USA. 

Bisogna trascorrere un certo periodo sul posto, informarsi, conoscere. Non investire, rimanendo seduti in Italia. Ci sono ancora moltissime opportunità per chi intraprende. Playa continua a crescere. La presenza italiana é iniziata negli anni '90. All'inizio era gente che seguiva un sogno, viveva sulla spiaggia. I loro primi investimenti sono stati in ristorantini e alberghetti. Ora questi imprenditori sono cresciuti e operano nuovi investimenti. 

L'offerta di bar, alberghi, ristoranti e affitti turistici crescerà ancora. E nuove opportunità si aprono nella zona di Tulum (sito archeologico Maya sul mare), circa 70 km a sud di Playa. Per ora é ancora un villaggio, ma la lottizzazione é già in fase avanzata. La nuova città sarà improntata a criteri di turismo ecologico, con edifici bassi. Là c'é tutto da fare, a partire dai ristoranti fino alle attività di servizio e artigianali. 

Playa del Carmen oggi é una città moderna, sono lontani i tempi delle capanne dei pescatori. Quello che serve oggi sono i servizi, non solo per i turisti, ma soprattutto per chi vive qui: mancano sarti, tecnici per i computer, artigiani specializzati, idraulici, meccanici e carrozzieri e non soltanto ma, ancor più, servizi e figure professionali. Una città in pieno sviluppo, una comunità che cresce non si accontenta più di mariachi e dell'happy hour. Richiede anche servizi culturali. C'é voglia di tutto quello che é fatto bene, bello, di qualità.
Chi vuole venire qui deve avere voglia di sperimentare, fiducia nelle proprie potenzialità, preparazione, informazione su quello che lo aspetta. Senso di responsabilità, ottimismo, volontà di impegnarsi. A playa si trova di tutto. 

Opportunità di lavoro, opportunità d'impresa per chi vuole avviare una ex novo. Ma anche per chi l'impresa ce l'ha già in Italia e viene in Quintana Roo a cercare partners, aprire sedi, allargare i propri mercati.
